Why You Should Use a Realtor When Buying a New Home

Even From a Developer

Buying a new home is an exciting milestone, but it can also be complex and overwhelming. Whether you’re purchasing a custom build or selecting a model home from a developer, working with a professional realtor offers invaluable advantages that can make the entire process smoother, safer, and more rewarding.

1. Expert Guidance Through Complex Contracts
New home contracts can be filled with technical terms, contingencies, and clauses that may be confusing or even risky if misunderstood. A realtor knows how to read the fine print, explain your rights, and negotiate terms that protect your interests.

2. Unbiased Advocate on Your Side
When buying directly from a developer, you’re dealing with a party whose primary goal is to sell homes. A realtor works solely for you, providing an unbiased perspective and ensuring your needs and concerns are prioritized throughout the transaction.

3. Access to Insider Knowledge
Experienced realtors have deep knowledge about local builders, neighborhoods, and market trends. They can offer insights into the developer’s reputation, quality of construction, and even upcoming community plans that might affect your investment.

4. Help with Upgrades and Incentives
Developers often offer upgrades, incentives, or special financing packages, but these can be confusing or hard to navigate. A realtor can help you understand the value of these offers, negotiate better deals, and ensure you don’t miss out on savings.

5. Assistance Beyond Closing
Your realtor’s support doesn’t end when you sign the papers. From coordinating inspections and walk-throughs to addressing punch list items and warranty concerns, having a dedicated professional by your side can save you time and stress after moving in.

6. No Additional Cost to You
In most cases, the developer pays the realtor’s commission, so you get expert representation without an extra fee. This means you can benefit from professional help without added financial burden.

In short, even when buying from a developer, partnering with a knowledgeable realtor ensures you make informed decisions, get the best value, and enjoy a smoother homebuying experience. Your new home is one of the biggest investments you’ll make — it pays to have an expert in your corner.

Raleigh Police Launch ‘Cops on the Block’ Summer Initiative

Officers will regularly walk neighborhoods, attend local events, and engage directly with residents to promote safety and trust. The program includes pop-up resource booths, safety tips, and opportunities for open conversation.

Running through August, “Cops on the Block” focuses on proactive community engagement to help prevent crime before it starts.

Turtles on the Move

WAKE COUNTY, N.C. — As temperatures rise and summer approaches, turtles across Wake County are making their annual migration — often straight across busy roads.

From snapping turtles to box turtles, these slow-moving reptiles leave ponds, creeks, and wetlands to find nesting spots, frequently putting them in harm’s way. Local wildlife groups are urging drivers to stay alert, especially near wooded areas and water crossings, where turtle activity is highest this time of year.

Each spring and summer, hundreds of turtles are injured or killed trying to cross Wake County roads. Conservationists say it’s not just an animal welfare issue — many of the turtles on the move are mature females looking for safe places to lay eggs. Losing them can seriously impact local populations.

If you spot a turtle on the road, experts recommend pulling over safely, turning on your hazard lights, and helping it cross — always in the direction it was heading. Never turn a turtle around or relocate it far from where you found it. And if it’s a snapping turtle, be especially cautious; it’s best to guide them from behind without lifting them by the tail.

Simple awareness from drivers can help protect these ancient creatures. This summer, keep an eye out — and give our shelled neighbors a safe path forward.

🌿 A Teacher, a Farm, and a Whole Lot of Heart 💚
How One Educator in Wilson, NC is Cultivating More Than Crops

At a quiet elementary school in Wilson, North Carolina, something remarkable is blooming—and it’s more than just tomatoes and sunflowers. It’s a story of compassion, creativity, and one teacher’s determination to help her students grow in every sense of the word.

Ms. Jenna Morris, a special education teacher at Meadowview Elementary, works with students on the autism spectrum. Over time, she noticed that while the classroom posed challenges for some of her students, being outdoors brought out their best—curiosity, calm, and confidence.

That simple observation planted a seed.

Ms. Morris began dreaming of a space where her students could thrive through hands-on learning. With a few raised garden beds, a handful of tools, and the help of some generous local volunteers, she launched an on-campus farm—right in the heart of the school grounds.

Today, the Meadowview school farm is a flourishing haven with vegetables, herbs, flowers, and even a few chickens. It’s not just a garden—it’s a classroom without walls, where students learn science, responsibility, patience, and pride.

“It’s amazing to see their confidence grow,” Ms. Morris shares. “One student who was once nearly nonverbal now gives mini farm tours and shares what he’s learned with others.”

The farm’s produce is shared with the school cafeteria and a local food bank, turning lessons into acts of service. Parents say the difference in their children is undeniable—and the farm has brought the entire school community closer together.

For Ms. Morris, it was never about recognition. “I just wanted to create a place where my students felt seen, capable, and valued.”

In Wilson, NC, one small farm is proving that with enough heart, you can grow a whole lot more than vegetables.

Galatians 6:9-10 (NIV):
"Let us not become weary in doing good, for at the proper time we will reap a harvest if we do not give up. Therefore, as we have opportunity, let us do good to all people, especially to those who belong to the family of believers."
