Wake County Real Estate Market Update

As of April 2025, the real estate market in Wake County is showing signs of stabilization, providing a more balanced environment for both buyers and sellers. After a period of rapid price increases and low inventory, the market is gradually adjusting, making it more manageable for prospective homebuyers and those looking to sell.


In March 2025, the median sales price of homes in Wake County reached $452,000, marking a $5,000 increase from the previous month. This reflects a steady 6.8% year-over-year rise in Raleigh, where the median price hit approximately $475,000. These numbers indicate a continued but moderated upward trend in home values.


A notable shift in the Wake County real estate market is the increase in available inventory. The number of homes for sale in the Triangle area—encompassing Wake, Durham, Orange, Johnston, and Chatham counties—has surged by nearly 30% compared to last year. This rise in inventory is a welcomed relief for buyers who have previously faced stiff competition due to low supply and rising interest rates.


Homes in Raleigh are spending more time on the market compared to last year. As of February 2025, the average days on market for homes in Raleigh was 45 days, up from just 23 days in the previous year. This shift suggests the market is moving toward a more balanced state, giving buyers more time to make decisions and sellers more opportunity to adjust their pricing strategies.


The most active segment of the market continues to be properties valued at $1 million or less. This sector has experienced a 22% increase in total sales volume from February to March 2025. The demand for more affordable homes is evident, as buyers seek properties that offer greater accessibility amidst rising interest rates.


On the other hand, the high-end market, including transactions between $1 million and $30 million, has seen a decrease in activity. Sales volume in this segment dropped by $13.3 million in March 2025. This slowdown could be attributed to cautiousness in the luxury market, possibly due to economic uncertainty and higher financing costs.


Wake County is making changes to its property revaluation process, shortening the cycle to every two years starting in 2027. This new schedule aims to provide more gradual value adjustments, reducing the likelihood of large, unexpected increases in property assessments, which could alleviate "sticker shock" for homeowners.


Significant real estate projects are underway throughout the Triangle region, contributing to the area's growing appeal. Among the notable developments are over 900 new apartment units near Dix Park in Raleigh, as well as ambitious projects like the North Hills Innovation District and the Horseshoe at HUB RTP in Durham. These developments are expected to support the region's continued growth, attracting new residents and businesses.

The Wake County real estate market in April 2025 shows promising signs of stabilization. With rising inventory, more time for homes to sell, and increased activity in mid-range price points, the market is evolving into a more balanced environment. Buyers now have more opportunities to find homes, while sellers can still benefit from steady price increases, particularly in the lower to mid-priced segments.

Rolesville Development Projects Under Review

The Town of Rolesville is actively reviewing several development applications that could impact the growth and infrastructure of the area. These projects include residential developments, commercial properties, and mixed-use spaces that are part of the town’s long-term planning to accommodate its expanding population.

This transparency allows community members to stay informed about how new developments will affect local neighborhoods, traffic patterns, and public services. Bullets Found in Raleigh School Cafeteria

Authorities are investigating after two bullets were discovered in the cafeteria of York Elementary School in Raleigh. The ammunition was found on the floor by staff members, who immediately alerted school officials and the school resource officer.

No students were harmed in the incident, but it has raised concerns among parents and school officials. Principal Katherine Williams assured the community that the situation is being taken seriously and that any student found responsible will face appropriate disciplinary action.

Parents have expressed alarm over the discovery, stressing the importance of securing firearms and ammunition at home. The Wake County school system continues to prioritize safety as officials work to determine the source of the bullets.

Garner Police Investigate Shooting Incident

The Garner Police Department is investigating a shooting that took place on Monday at the intersection of Heather Park Drive and Dartmouth Glen Drive. A woman sustained a shoulder injury in the incident but is expected to make a full recovery. Authorities are currently working to identify and locate the suspect involved.
